DARWIN BUILDING OWNERS NOTIFIED BY DIRECTOR OF BUILDING CONTROL

The Director Building Control of the Northern Territory has today issued notices to building owners following an investigation into nine non-compliant structures in Darwin.

An investigation was undertaken by the Director Building Control, following a complaint related to a private Darwin structural engineer.

As a result, the Department engaged a local independent engineering company to undertake a review of the buildings identified, with a focus on the building’s transfer slabs.

The report found that transfer slabs in all nine buildings were non-compliant.

A transfer slab is a reinforced slab of concrete used to transfer the floor loads to the support posts and columns. Structural issues can occur when the transfer slab has been non-compliant, resulting in the building being non-compliant to National Construction Code.

The Director Building Control for the Northern Territory Government, Mark Meldrum, said no determination has been made to say the buildings are unsafe.

“The Department is working with the building owners and body corporates to ensure non-compliance is rectified as soon as possible,” said Mr Meldrum.

“The notice instructs building owners to undertake their own independent review through a qualified engineer registered in the Territory to assess the non-compliant structures, and to quickly undertake any remediation works to achieve compliance in the short-term, while they explore a long-term solution.”

Following the complaint and subsequent investigation, the Director of Building Control will also exercise powers under the Building Act by referring the registered private building practitioner (structural engineer) to the Building Practitioners Board for an inquiry in alleged misconduct pertaining to a pattern of non-compliance with the National Construction Code.

The Board will decide the action to be taken in respect to this referral.
